Information that will be needed for a loan application

    Name, social security number, age, current mailing address (no p.o. boxes), and home phone number:       

Residence history for the past two years, lien holder on current home, fair market value, monthly mortgage payment and payoff balance, if any.  If you are renting, landlord info:  Name, mailing address, phone number, and monthly rent expense.


Subject property information:

Mailing address if established, legal description including county, year of purchase, original sales price, lien holder, monthly payment, and payoff balance, if any.


Current employment information:

Employment history for the past two years, address, phone number, job title, type of business, years employed, and gross monthly income.


Current bank account information
:

Bank name, account number, type of account, and approximate balance.  Also info on IRA’s, 401k, and stock information if you choose to include these.


Credit card information
:

Creditor name, account number, monthly payment, and approximate balance.


Automobile information:

  Type of vehicle, fair market value, lien holder, monthly payment, and payoff balance.


 
Any other real estate information if applicable:

  Such as rental, investment properties, etc.

Necessary Documentation

Property: (copies of the following)

Plans and specifications of home to be built

  • Builder’s contract, when available
  • Survey for subject lot

If lot is not currently owned:

  • Lot contract

If lot is currently owned:

  • Settlement statement when lot was purchased
  • If cash was paid for lot at time of purchase
  • Release of lien of lot was paid after closing
  • Name, address and loan number of lien exists on subject lot

Employment: (copies of the following)

If employed with less than 25% bonus or company ownership:

  • Last two years of W-2s
  • Last thirty days of pay stubs

If self- employed, commissioned, or 25%+bonus:

  • Last two years of personal tax returns, with all schedules
  • Last two years of corporate tax returns, with all schedules
  • Profit and loss statement from date of latest tax return (self-employed only)
  • Current period balance sheet (self-employed only)

Assets (copies of)

  • Last three months of bank and brokerage statements (all pages) and any quarterly statements require last two quarters
  • Last retirement statement, such as 401k, IRA, etc
  • Deed for any real estate purchased for cash release of lien for any paid real estate loans
  • Lease agreement on any rental property

If the following apply:  (copies of)

  • Divorce decree to support child support paid or received
  • Gift letter for any gift funds used for down payment of closing cost
  • Settlement statement for any homes sold in past two years
  • A source of funds letter for any very large increase in bank account balances
  • Discharge of bankruptcy for any bankruptcy less than seven years old
